Apartments and Pest Control Responsibility

In nearly every case involving an apartment being rented, the landlord or property management company offering the rental will be responsible for providing not only standard pest control services, but also numerous other components that help offer a safe, healthy living space for their tenants. This responsibility includes not only handling pest infestations properly if they arise, but also taking the right precautions to prevent these kinds of infestations, such as seasonal spraying or other inspections of the premises.

Value of Leases and Agreements

Down similar lines, it’s very important for both tenants and landlords to maintain a strong lease agreement between the two parties. Lease agreements contain numerous important areas of the rental situation, and one area that will be covered is unit services like pest control and other events or emergencies that may crop up.

The lease should specifically state that the landlord is responsible for such issues, and should also go into some level of detail about the response required. Such agreements will also include information on cases where the issue was caused by a tenant due to habits or lifestyle, in which case the tenant might be held responsible for certain concerns.

Common Apartment Pest Types

There are several common pests you may find in apartments based on their layouts and common setups:

  • Cockroaches: Maybe the most common apartment bug, cockroaches are attracted to moisture and food crumbs and can multiply extremely quickly.
  • Spiders: Spiders are often harmless and may eat other bugs, but a few may be poisonous and many are afraid of them.
  • Bed bugs: These critters tend to thrive in heat and are most common during spring and summer months.
  • Rodents: Various larger rodents like rats or mice may move throughout apartment complexes in search of food and shelter.
  • Ants: There are hundreds of ant species, and many – like bed bugs – thrive in the heat of summer.
